General Details
The 1st phase consisted of 118nr residential units in 6 nr blocks up to 5 storeys high providing a mix of duplex town houses, extensive underground car park and apartments in a town centre site. We also redeveloped the adjoining Town Park as part of the overall site development. The project also involved the construction of a commercial block providing circa 1850m2 of retail and office units.
The 2nd phase was an extension to the previous development and consisted of 119Nr residential units (apartments and townhouses) in 6nr blocks up to 5 storeys in height along with a crèche/community centre and shop unit. The works involved coordination of the full design from planning drawings through to selection of suitable construction method and coordination of design team sign off. The works involved precast piling, raft bases, insitu frame with precast floors, steel framed roofs with Kingspan cladding and Curtain walling. The units were fitted inclusive of kitchens and appliance with paint and tile finishes and lift shafts in most blocks. Full M&E works were carried out including Fire alarm and specialist smoke extraction systems in the public stairwells.

General Details
Demolition of existing hotel building on a restricted site, just off the main Salthill promenade. Excavate out for and construct basement for car-parking and 4 storey buildings over in 3 blocks, consisting of ground floor retail and residential over. Site adjoins two streets, Salthill Road and Quincentennial Drive.
We subsequently fitted out the retail ground floor unit as a banking Hall for AIB as a follow on contract for them whereby they relocated from an adjoining property.

This Project involved the construction of 37 apartments with a feature internal courtyard over an basement car park. This site was bounded in part by Galway City and an existing Mill Race and involved extensive demolition and, in particular, condition survey of the boundaries and features prior to commencement of the works. There was significant temporary works required due to the adjacent river and roads prior to commencement of the basement construction.

We were responsible for the complete fit out of these units, which include broadband connections, integrated security systems for the grounds and buildings.
